About the role

Morganstone is a regional housebuilder based in Swansea, and we’re looking for an experienced Site Manager to lead delivery of our flagship 114-unit residential development in Tonyrefail. This is a high-profile scheme and a genuine opportunity to put your stamp on a project from the ground up.

You’ll take full ownership of day-to-day site operations — programme, quality, health & safety, and the people on the ground , keeping the project on time, on budget, and to the standard our Client expects.

What you’ll be doing

• Managing the full construction programme across all 114 units, coordinating trades and subcontractors.
• Driving build quality and ensuring every plot meets Build Quality standards.
• Owning health & safety on site, ensuring full CDM compliance and a culture where safety comes first.
• Running daily / weekly progress, planning ahead, and resolving issues before they affect the programme.
• Coordinating with the commercial, technical, and design teams to keep information flowing and materials arriving when needed.
• Liaising with building control, warranty inspectors, and statutory bodies.
• Leading and motivating site teams, setting clear expectations and high standards.

What we’re looking for

• Proven experience as a Site Manager on residential housing schemes, ideally of a comparable scale.
• Strong knowledge of building regulations, NHBC standards, and modern methods of construction.
• SMSTS, CSCS (Manager level), and First Aid certifications.
• Excellent organisational and people-management skills, with the ability to keep a busy site running smoothly.
• A proactive, hands-on approach and a real eye for quality and detail.
• A working knowledge of Microsoft Software packages such as Word & Excel
